Derryad Country Park Lakeside Homes Perched on the tranquil shores of Upper Lough Erne in County Fermanagh, Derryad Country Park is a rare thing – a collection of luxury waterfront homes that feel both indulgent and deeply connected to the landscape. With marina access to more than 80 miles of pristine waterway, this exclusive development offers residents the freedom to step straight from their front door onto the jetty, and out into one of Northern Ireland’s most cherished lakeland settings.

Working with 2020 Architects, park owner and developer Graeme Stubbs wanted to create a tourism and residential scheme that combined comfort, calm and contemporary design, while sitting lightly in its rural surroundings. The choice of exterior materials would be central to achieving that balance, which is where millboard Envello cladding came in.

A development shaped by water and light

Derryad Country Park comprises nine beautifully considered homes, positioned right at the water’s edge. Each one has been carefully orientated to maximise views over Upper Lough Erne, with expansive glazing and open plan living spaces drawing the eye straight through the home to the glimmering surface of the lough beyond.

Arriving at each property, you enter from the rear, keeping parking and ancillary spaces discreetly tucked away. This allows the shoreline elevation to remain as natural and uncluttered as possible, with terraces, seating areas and soft landscaping leading the way to the water. Once inside, a generous open plan kitchen, dining and living area opens onto sheltered outdoor space, creating a seamless flow between indoors and out that suits both quiet mornings and lively evenings with friends.

The striking mono pitched roofline nods to traditional rural forms, while a refined, contemporary material palette gives each home a crisp, architectural presence. It is here, on the façades, that Millboard Envello cladding sets the tone.

Millboard Envello cladding chosen for a challenging location

On an exposed lakeside site like Derryad Country Park, material performance is not a nice to have – it is essential. Wind, driving rain and constant moisture from the lough can quickly take their toll on conventional timber cladding, leading to fading, warping and an ongoing cycle of sanding, staining and replacement.

For Graeme Stubbs, this was non negotiable:

“We chose Millboard Envello cladding for its exceptional longevity and weather resistance, which are crucial given our location on the shores of Lough Erne. It will look as good in decades to come as it did the day it was installed, ensuring our clients remain satisfied with their investment.”

The wood free construction of Millboard products means they are designed to resist the elements, helping maintain their rich colour and refined finish with minimal maintenance. For a development where buyers expect both luxury and practicality, that reliability supports the long term value of the homes as well as their day to day enjoyment.

A warm, natural palette with a modern edge

The exterior of each property uses a carefully balanced combination of Envello caldding profiles to create depth, interest and a strong architectural identity.

  • Envello Board & Batten+ cladding in Golden Oak brings a warm, sunlit tone that sits beautifully against the soft greens and earthy hues of the Fermanagh countryside. The rich colour and realistic grain help the homes feel rooted in their rural setting, while the crisp detailing maintains a contemporary edge.
  • Envello Shadow Line+ cladding in Burnt Cedar adds contrast and character, with its darker tone and clean horizontal lines emphasising the building form. Used alongside Golden Oak, it gives each elevation a layered, tactile quality that reads differently as the light changes over the course of the day.

In an inspired detail, Envello Shadow Line+ in Burnt Cedar has also been used to form a bespoke seating area around an outdoor firepit. Here, the cladding steps down into a built-in bench that wraps the space, creating a cosy, sheltered spot where homeowners can sit back, feel the warmth of the fire and watch the last light fade over Lough Erne.

Low maintenance luxury for modern lakeside living

These homes are designed for people who want to make the most of their time by the water. Whether that means early morning angling trips, afternoons wakeboarding, or leisurely cruises to nearby waterfront restaurants and bars, the focus is on experience, not upkeep.

Unlike traditional timber can, Millboard Envello cladding does not need regular sanding, painting, or staining to keep it looking its best. That low maintenance performance is especially important for a development that will appeal both to permanent residents and to those using the homes as holiday retreats. Owners can arrive, drop their bags, and immediately step into lakeside life, confident that the exterior of their property will continue to look sharp and welcoming season after season.

The durability of Millboard products is also advantageous. By reducing the need for frequent repair, replacement or intensive maintenance, the development minimises waste and the ongoing use of resources, while still delivering an uncompromisingly premium finish.

Connected to nature, close to every comfort

As well as its waterside charms, Derryad Country Park is perfectly placed for exploring some of Northern Ireland’s finest landscapes and attractions. Florence Court House, Crom Estate and Castle Coole are all within easy reach, offering miles of woodland walks, historic parkland and opportunities to spot local wildlife.

For golfers, the nearby Lough Erne Resort provides championship courses in a spectacular setting, while the island town of Enniskillen is a short journey away for shopping, dining and evening drinks. Lusty Beg Island and Spa offers another layer of indulgence, with pampering treatments and peaceful woodland walks just across the water.

Yet for many residents, the real luxury lies in the simple pleasures at home: stepping out onto the terrace with a morning coffee, watching boats move slowly along the lough, or gathering around the firepit on a summer evening as the sky blushes and darkens over Upper Lough Erne.

With its thoughtful masterplanning, considered architecture and the lasting performance of Millboard Envello cladding, Derryad Country Park offers a lakeside lifestyle that feels both timeless and completely of the moment.
